The 80 acre farm contains 79.9 acres of
cropland. Part of this cropland was in CRP but
has been taken out for 2009 crop year. The farm
has a 27.6 acre corn base with a 74bu dryland
yield. There is a 26.4 acre soybean base with a
30bu dryland yield. The FSA payment each year
is $783.00.
The 40 acre farm contains 39.1 cropland acres.
There is a 19.7 acre corn base with a 74bu
dryland yield. There is a 19.4 acre soybean
base with a 27bu dryland yield. The FSA payment
each year is $542.00.
There are no wetland acres on either farm.
possession and closing:
Buyer will get possession of the property as of
the date of closing. The closing to be on or
around December 27, 2008.
Sale TERMS:
10% to be paid down with
the purchase agreement and the balance to be
paid at closing in the form of certified funds.
NOTE: Each farm may sell to separate
buyers, however, if only one farm sells, then
the other will not sell. In other words, we
must have an accepted purchase agreement for
both tracts of land in order for farms to sell.

Both farms lie in a high productive area. The
lay of the land is mostly flat to very gently
rolling. The 80 acre farm had CRP contracts on
it but have been removed for crop year 2009.
